As a rule, Real Estate agents offer no guarantees of any type. I do - and it's in writing in your listing contract, in plain English:  If not satisfied with Broker's service, this agreement may be cancelled by the seller without charges or penalties of any kind.

Most residential sales are made through real estate agents using the MLS (Multiple Listing Service) so it is important for your listing to be appealing to those agents.
